How it works

Three steps. No mystery. No surprise invoices.

  1. Discovery

We talk through your goals, audience, and what success looks like.

  2. Design & Build

I design in the browser, sharing progress as we go. No surprises.

  3. Launch & Hand-off

Your site goes live. You get the code, the docs, and the keys.

Hi — I'm George. I run Geo Studio out of a small office in Essex.

Geo Studio is a solo design and build practice. I work with UK small businesses and personal brands — the people who've outgrown a template but don't want to pay for an agency layer.

Every project is designed, built and handed over by me directly. No project managers, no junior designers learning on your budget. I take on one client at a time, ship in two to four weeks, and leave you with everything: the code, the keys, the documentation.

Before this, I spent years building inside agencies and watching the work get worse the further it travelled from the person who cared about it. Geo Studio is the version where it doesn't.

How I work

Four commitments. Held in writing, on every project.

One project at a time.

Your project gets the whole studio, from first call to launch day. No juniors, no handoffs, no parallel work eating into your timeline.

You own everything.

Code, accounts, domain, content — all in your name from day one. No hostage situations, no proprietary builders, no surprise lock-ins.

No retainers, no lock-in.

I build the site. You leave with the keys. Come back if you want to, but you'll never have to.

Fixed price, fixed scope.

What we agree at the brief is what you pay. If the scope changes mid-project, we talk before any work happens — never after.

Investment

Honest pricing. No retainers, no lock-in.

Common questions

The things you'd ask on a first call.

Geo Studio is a new practice. The five concept builds above are the closest thing to real work right now — they're full, working sites, built end-to-end, and they show exactly how I'd ship a brief. The first real client work will appear here as it lands. If you'd like to be one of those first two clients, I'm running a 30%-off Starter offer (£840 instead of £1,200) for the next two engagements that book in. You'd be helping me get a real case study; I'd be giving you a working site at near-cost.

Week 1: brief, content, sitemap, design directions. Weeks 2–3 (Growth): build, content load, accessibility and performance passes. Week 4 (Growth): client review, fixes, launch. Starter compresses this into two weeks by sticking tightly to scope. Both timelines assume you can get content to me on time — late content is the single biggest cause of slipped launches.

Add-ons are quoted per piece of work — never as a retainer or surprise invoice. Most existing clients come back for one or two small bits a year (a new landing page, a campaign microsite, a price update). If you don't, that's fine too.

You do, from day one. The domain is registered in your name. The Vercel, Sanity, and Resend accounts are opened in your name. The code lives in a Git repo in your name. If I disappeared tomorrow, you'd lose nothing and could keep editing the site.

Not as a separate service. If you arrive with brand and copy already in good shape, we ship faster and cheaper. If you don't, I'll point you at people I trust — usually a writer and a brand designer who I've worked alongside before — and we'll run the projects in parallel.

Right now, no. UK only. The bookkeeping and timezones for international work eat into the time I'd rather spend designing. I may open this up later.

50% on signed brief, 50% on launch. Both invoices payable in 14 days. I take bank transfer or Stripe. No project starts until the first invoice clears.

Real photography or video shoots (I can recommend photographers). Ongoing copywriting or marketing. SEO link-building campaigns. Paid ads. Hosting beyond what Vercel's free tier covers. Anything heavily custom — bespoke admin panels, multi-tenant logic, native apps — is a different conversation, scoped separately.
